SOLICITATION OF OFFERS FOR SALE OF CALDWELL COUNTY BOARD OF
EDUCATION PROPERTY.

The Caldwell County Board of Education solicits offers to purchase certain property owned by the board. Instructions for placing an offer are described below. All such initial offers being solicited must be submitted on or before February 27, 2026. Sale of the property will be subject to the upset bid procedure required by North Carolina law.

The subject property is located at or about Shadowbrook Drive, Lenoir, NC 28645 and at or about Brookwood Place, Lenoir, NC 28645, said properties being conveyed to the board by warranty deeds recorded at Deed Book 1285, Page 0614, and Deed Book 1290, Page 0025, both of the Caldwell County Registry (hereinafter collectively, “The Property”).

The Property is believed to contain approximately 50.964 acres, and the purple lines in the attached photo are believed to be an approximate representation of The Property.

NOTE: The Property subject to this solicitation for offers is whatsoever property the Caldwell County Board of Education received pursuant to the warranty deeds recorded at Deed Book 1285, Page 0614, and Deed Book 1290, Page 0025, both of the Caldwell County Registry, and no other property. The Property is to be conveyed be special warranty deed.

All information provided regarding The Property, including but not limited to acreage, dimensions, boundaries, zoning, access, utilities, soil conditions, environmental features, and any other descriptions, is approximate and based on the board’s current understanding. Such information is provided for general informational purposes only and is not guaranteed or warranted to be accurate, complete, or current. The board makes no representations or warranties, express or implied, regarding The Property’s condition, suitability for any purpose, or the accuracy of any provided information. No recent survey has been conducted, and the board does not assert the descriptions as factual. The Property is being offered for sale “as-is, where-is,” with all faults, and without any warranties of any kind other than that The Property is to be conveyed via special warranty deed. Prospective buyers must rely solely on their own independent due diligence, investigations, inspections, surveys, title searches, and verifications to confirm all aspects of The Property prior to purchase. The board disclaims any liability for errors, omissions, or changes in The Property’s condition.

All offers must be delivered in writing with the name and contact information of the offeror, along with the amount of the offer, to:

Offers with the required information must be delivered:

1. Via email to apuhl@caldwellschools.com; or
2. In-person at the Caldwell County Board of Education offices located at 1914 Hickory Blvd., SW, Lenoir, NC.

Once an offer is proposed to be accepted, the respective offeror will be required to immediately deliver a deposit of 5% of the amount bid to Andy Puhl, Assistant Superintendent for Auxiliary Services for the Caldwell County Board of Education, at the Caldwell County Board of Education offices located at 1914 Hickory Blvd., SW, Lenoir, NC. The board will then solicit upset bids on The Property pursuant to the procedures set forth in G.S. §160A-269. The upset bid process will be repeated until no further qualifying upset bids are received. The Property will then be sold to the highest bidder unless the Caldwell County Board of Education decides to reject any and all offers.
